Highlighted Project: TODD West Redevelopment, Plainfield, NJ
The article highlights one of our most involved and rewarding projects: TODD West Redevelopment in downtown Plainfield. Originally designed pre-COVID as a 357-unit, four-building mixed-use development with 11-story towers and rooftop restaurants, the project faced shifting economic realities—construction inflation, supply chain delays, and rising interest rates.
Instead of stalling, we reworked the vision. Two of the towers were redesigned as six-story wood-frame buildings over podiums, reducing costs and opening doors to lender support. The result: a revised, phased plan for 282 units. One building is complete, another is under construction, and two more are set to break ground in the coming year.
This project is a case study in what we do best—helping developers navigate challenges while preserving value and momentum.
